Affordable Housing


Rental communities serving households at or below 60% of area median income, typically financed with housing credits, bonds and public soft funds. Defined by who they serve, not by how they look.

Workforce Housing


Homes for the households a region’s economy depends on and the market has stopped building for: roughly 60% to 120% of area median income. Florida’s Live Local Act has made this category newly viable.

Mixed-Income Communities


Buildings where affordable, workforce and market-rate homes share one address, one standard of design and one management, so that affordability is invisible from the street.

How We Develop

A disciplined path from site to stewardship.

Five stages, each ending in a decision. The specifics are the point: what happens, who is at the table, and what has to be true before the next stage begins.

  1. Site screening against zoning, transit, QCT/DDA status, Live Local eligibility and county programme fit; landowner and public-partner conversations begin.

Four commitments we can make before anything is built, each with the mechanism that makes it real.

  • Housing

    Homes sized for families, not just for the pro forma; durable materials specified for Florida’s climate.

  • Community

    Every project begins with the community meeting, not the rendering; resident services partners named before closing.

  • Sustainability

    Resilience first: elevation, envelope and energy standards written into the design brief; hurricane-rated construction as a baseline.

  • Opportunity

    Local hiring and small-contractor participation targets set per project with our public partners.

Development Capital

Complex capital. Simple objective.

Affordable housing is financed from several sources at once. Our work is to assemble them into one structure that closes, with every party’s obligations clear.

  1. Aligned capital, including the Northwind platform’s own, for the part of the structure that public sources do not reach.

  2. Private investment that becomes affordable housing because of federal housing credits. It requires long-term compliance and a sponsor who can carry the guarantees.

  3. State and local programmes, land, fee relief and tax exemptions that lower the cost of building what the market will not.

  4. Construction and permanent lending, often tax-exempt, sized to rents that are affordable by definition.

  5. Land from a church, a county or a housing authority: the contribution that makes the rest possible.
